Enjoy your stay at the Birch & Berry Inn
All rates are based on double occupancy. For rooms that accommodate more than two guests, there is a $20 per person, per night charge for each additional guest. This fee helps cover the additional linens, blankets and laundry as well as the complimentary coffee, tea, hot chocolate, and other offerings.
Extra guests may be accommodated on an inflatable mattress or on the small serta sleepers in Birch Sunrise and Birch Sunset. All lodging rates are subject to a 9% Vermont Rooms and Meals Tax.
Check-in is anytime after 3:00 PM. We offer self check-in for your convenience, so you may arrive at your leisure after 3:00 PM.
Check-out is by 11:00 AM. Guests are welcome to continue enjoying the inn's grounds even after checking out.
We may require a two-night minimum stay during certain periods or a three-night minimum during holidays and special events, please inquire.
For the comfort of all guests, The Birch & Berry Inn observes quiet hours from 10 PM to 8 AM. This includes refraining from groups using the common area and the fire pit.
Reservation Policies
Reservation Policies – All rooms can be booked directly with us for our Best Available Rate. We take a credit card deposit of $10 to hold your room, but full payment is not expected until the day of your arrival. All room reservations require payment by Visa, Mastercard, Discover, American Express or Personal Check.
For multiple room reservations we require a $25 deposit per room at the time of booking. Full payment is due the day of arrival.
We also use Airbnb and VRBO reservation platforms if you prefer to book through those applications. We do not guarantee a Best Available Rate on third party platforms.
Cancellation Policies
At the Birch & Berry Inn we know how life can get in the way of the best laid plans for travel. Therefore, we have a flexible cancellation policy. However, we would ask that you understand that due to our small size, cancellations can have a significant detrimental impact on our business.
Therefore, for single room reservations cancellations made between 5 days and 2 days to your arrival your deposit will not be refunded. On day of check-in, a shortened or cancelled stay will remain charged in full per the original reservation. “No shows” are responsible for the entire balance of the reservation.
For reservations holding multiple rooms the cancellation notice period is 14 days prior rather than 5 days prior. Again, On day of check-in, a shortened or cancelled stay will remain charged in full per the original reservation. “No shows” are responsible for the entire balance of the reservation. This includes the cancellation of a portion of the rooms held.
Smoking
For the health and safety of all guests, and in compliance with State of Vermont law, the Birch & Berry Inn is smoke-free both inside and on the grounds of the inn. Guests who choose to disregard our policy will be subject to $500 cleaning fees, and the inn will be compensated for lost future revenue by smokers whose smoking renders a room unacceptable for incoming guests.
Dogs
Out of respect for our guests who are particularly sensitive to pet dander and hair, pets are limited to two rooms on the first floor and are not allowed in the common area or "Great Room." Limit of two small dogs (20 lbs) or one medium/large dog per room. There is a $25 charge per stay for our dog fee policy. Privacy Policy
We are committed to protecting your personal information. Our main purpose in collecting your personal information is to provide you with a streamlined experience in making reservations. We only collect information about you that we consider necessary for achieving this. Personally identifiable information is only obtained when making a reservation. All identifiable information provided will not be disclosed to anyone unless we are specifically requested to do so. The Birch & Berry Inn does not give or sell to anyone any information we collect on our site.
When users make a reservation we use every precaution to safe guard it online and offline.
Your payment and personal information is always safe. All communication between our integrations software and our payment processor's servers is encrypted using Transport Layer Security (TLS).
